Terms & Booking Conditions

Except where otherwise specified, we, French Maison Ltd, with registered address at 27 Bredfield Road, Woodbridge,
Suffolk, IP12 1JA, act only as an agent in respect of all accommodation bookings we take and/or make on your behalf.
We accept no liability in relation to any contract you enter into or for any property booked through us ('Property'), nor
for the acts or omissions of any supplier(s) or other person(s) or party(ies) connected with any Property. For all
accommodation bookings, your contract will be with the owner/supplier/principal of the Property in question (the
'Owner'). When making your booking we will arrange for you to enter into a contract with the applicable Owner of the
Property.
Your booking with us is subject to these Booking Terms and Conditions and the specific booking conditions of the
relevant Owner you contract with, and you are advised to read both carefully prior to booking. The Owner's terms and
conditions may limit and/or exclude the Owner's liability to you.
The terms 'Client', 'Your' and 'You' refer to the person booking the property. 'Owner' refers to the principal, owner or
representative of the property. 'French Maison', 'We', 'Us', 'Our' refers to French Maison Ltd.
By making a booking, you agree that on behalf of yourself and all those named on the booking:
(a) You have read these Booking Terms and Conditions and agree to be bound by them;
(b) You consent to our use of your information in accordance with our Privacy Policy and are authorised on behalf
of all persons named on the booking to disclose their personal data to us, including where applicable, special
categories of personal data (such as information on health conditions or disabilities and dietary requirements);
(c) You are over 25 years of age and where placing an order for services with age restrictions you declare that you
and all members of your party are of the appropriate age to purchase those services; and
(d) You accept financial responsibility for payment of the booking on behalf of all persons detailed on the booking.
Accuracy of Information
Every care has been taken in compiling information about our properties. However, all information about properties
has been provided by owners and is reproduced by us in good faith. We will not be held liable for any errors,
omissions, misunderstandings or claims arising from any arrangement or booking made. If you believe any information
provided to be inaccurate, please let us know and we will investigate and correct if necessary. It remains your
responsibility to make relevant enquiries with the owners or their agents before renting any property.
Any opinions, advice, statements, services, offers or other information expressed about a property are those of the
owners or their agents and not ours. We do not endorse or recommend any property. The information does not
constitute any form of advice or recommendation by us and is not intended to be relied upon by you in making any
decision to rent a property. Please note owners reserve the right to use chlorine in salt water swimming pools in hot
weather. Where 'air-con' is indicated, this may refer to either partial or full air conditioning.
Prices
We reserve the right to amend advertised prices at any time. We also reserve the right to correct errors in both
advertised and confirmed prices. Changes and errors sometimes occur. You must check the price of your chosen
arrangements at the time of booking. Our best price guarantee expires 48 hours after your booking has been made.
We require proof of a bookable lower price for the exact dates within this timeframe to apply.

Tourist Tax
Many of our destinations charge a 'tourist tax' which applies to all holidaymakers and we try to advertise this wherever
possible and to the best of our knowledge. However, these charges depend entirely on local authorities and may be
introduced without our prior knowledge, subject to changes beyond our control. The tourist tax will be in addition to the
advertised rental price. Please enquire if you require further information regarding tourist taxes applicable to your
booking.
Booking & Payment
A non-refundable 35% deposit is required to make a booking (or full payment if booking within 12 weeks of departure).
Please note some properties require a deposit greater than 35% — this will be detailed in the property-specific terms.
If you have paid a deposit, the final balance is payable 12 weeks prior to the commencement of the holiday. Once this
has been paid it is non-refundable, as a cancellation would not leave the Owner with sufficient time to find a substitute
booking. If full payment is not received by the balance due date, we will notify the Owner who may cancel your booking
and retain all payments made by you to date.
Please note that the price for a number of properties is calculated and quoted in Euros, and both the deposit and
balance amounts shown at the time of booking represent the sterling equivalents. While the deposit amount is the
actual amount you will be charged, the balance amount in sterling is only a guide, and will vary in line with exchange
rate fluctuations between the date of booking and the balance due date.
Your booking is confirmed and a contract between you and the Owner will exist when we send you written
confirmation. This will usually be within 48 hours of receipt of your payment. Until the booking has been confirmed, it is
only a provisional booking. Your card will not be charged until you have received this confirmation. Please check your
confirmation carefully and report any incorrect or incomplete information to us immediately. Please ensure that names
are exactly as stated in the relevant passport.
As we act only as agent, we have no responsibility for any errors in any documentation except where an error is made
by us. All monies you pay to us are held by us on behalf of the Owner concerned.
French Maison will not accept payments directly or indirectly from countries or territories subject to international
sanctions, including but not limited to: North Korea, Iran, Sudan, South Sudan, Syria, the Ukrainian territories of
Crimea, Donetsk, Kherson, Zaporizhzhia or Luhansk, Cuba, Belarus, Afghanistan, Russia, and Venezuela.
Capacity
It is a booking condition that the number of people occupying the Property may not exceed the advertised capacity
without prior written consent. Owners may terminate your booking without refund in the event you breach this condition
and may retain your full security deposit. When the maximum occupancy is not booked by the Client, certain rooms
may not be accessible; this is subject to the Owner's discretion. Please check with us before booking if you have any
queries about this.
Use of the Property
The Property is available as a short-term holiday let only and cannot be sublet or used for any other commercial
purpose without the express written consent of the Owner. Owners may terminate your booking without refund in the
event you breach this condition.
All event bookings — including weddings, parties, single-sex groups, stag and hen parties — are by request only and
subject to prior written agreement from the Owner. Owners may terminate your booking without refund in the event you
breach this condition. Please note that any event booking may be subject to additional charges, venue hire fees and a
higher security deposit over and above the standard rental rates.

Travel Arrangements
We suggest that you do not make irreversible flight or travel arrangements until you have paid and received final
written confirmation of your booking, as it is possible that the Property may be unavailable. We will not be liable for any
costs incurred if you choose to make other travel arrangements before receiving final confirmation.
Changes and Cancellations by You
Any cancellation or amendment request must be sent to us in writing by email and will take effect on the day we
receive it. You may cancel your booking within 48 hours of the provisional booking being placed and the deposit will be
refunded in full during this period. Please note the 48-hour cooling-off period starts from the moment the provisional
booking is placed — not from the date of deposit payment. A provisional booking is made when you receive a written
confirmation of your provisional reservation from us. After that period, amendments and cancellations can only be
accepted in accordance with the terms and conditions of the Owner of the Property.
In the event you wish to cancel your confirmed booking, no refunds will be given in any circumstances. All payments,
including deposit and balance payments, are non-refundable in any instance. This policy directly reflects the Owners'
individual policies, and you should therefore take out suitable travel insurance. In addition, you must pay an
administration fee of £25.00 per person. The 48-hour no-quibble cancellation policy does not apply to bookings where
the stay commences within 14 days of the booking being placed.
Changes and Cancellations by the Owner
We will inform you as soon as reasonably possible if the Owner needs to make a significant change to your confirmed
arrangements or to cancel them. We will liaise between you and the Owner in relation to any alternative arrangements
offered but we will have no further liability to you. In the event the booking is cancelled by the Owner and no alternative
dates can be offered, we will use our best endeavours to source a suitable alternative property through our supplier
network. Where no suitable alternative can be found, all monies paid by you as at the date of cancellation will be
refunded in full. We cannot be held liable for any additional costs incurred by you (such as travel) as a result of an
Owner cancellation. We recommend that you take out travel insurance to protect against any losses incurred.
Force Majeure
We cannot accept responsibility or pay compensation where the performance of our contractual obligations is
prevented or affected by events amounting to Force Majeure. Force Majeure includes but is not limited to: acts of war
or threat of war, political unrest, terrorist activities, adverse weather conditions, volcanic ash clouds, strikes, acts of
God, epidemics, pandemics, riots, civil strife, industrial disputes, natural or technical disasters, or nuclear incidents
beyond our control.
Our Responsibility for Your Booking
We act solely as an agent on behalf of the properties we represent. Your contract is with the Owner and their terms
and conditions apply. We accept no responsibility for the actual provision of the Property. Our responsibilities are
limited to making the booking in accordance with your instructions. We accept no responsibility for any information
about the Property that we pass on to you in good faith. However, in the event that we are found liable to you on any
basis whatsoever, our maximum liability to you is limited to the total cost of your booking (or the appropriate proportion
thereof if not everyone on the booking is affected). We do not exclude or limit any liability for death or personal injury
that arises as a result of our negligence or that of any of our employees whilst acting in the course of their employment.

Complaints Procedure
Because the contract for the Property is between you and the Owner, any queries or concerns should be addressed to
them in the first instance. If you are dissatisfied with the cleanliness or presentation of the Property, or otherwise have
a complaint whilst at the Property, this should be raised with the Owner or their representative immediately, with
accompanying photographic evidence, so that issues can be promptly resolved. Owner contact details will be provided
on your booking confirmation.
If you fail to notify the Owner or their representative of any problem prior to departure, this may affect the outcome of
any subsequent complaint and may reduce or extinguish any compensation you may otherwise be entitled to.
If the dispute cannot be resolved during your stay, a formal complaint must be made in writing to the Owner, ideally
within 2 weeks of departure. You may also submit your complaint in writing, with photographic evidence, to French
Maison within 2 weeks of departure. We will acknowledge receipt within 48 hours and will conduct a thorough
investigation with the Owner, responding in full within 28 days.
We are not responsible for any temporary defect or stoppage in the supply of public services to the property (including
water, electricity, gas, telephone or internet) or for any equipment, machinery or appliances, where these are caused
by circumstances beyond the Owner's control. Wi-fi connectivity may be affected in properties with thick walls or in
rural locations, for which French Maison accepts no responsibility.
Security Deposit
All bookings are subject to a refundable security deposit to protect Owners against breakages, loss, damage, extra
cleaning or unpaid local charges. This is an additional payment or credit card authorisation and is not included in the
rental booking payment. By confirming a booking with us, you authorise us to charge your credit card up to the value of
any damage caused, on presentation of photographic evidence and/or receipts for repair or replacement.
Some Owners require the security deposit to be paid locally or in advance of arrival — you will be notified if this applies
to your booking. Notwithstanding the security deposit held, you remain liable for the full cost of any repairs or
replacements required, or other losses incurred by the Owner, due to accidental or negligent breakage, loss, damage
or injury to the Property or its contents.
We reserve the right, if instructed by the Owner, to deduct supplementary charges from the security deposit if the
Property is not vacated at the stated departure time or in the event of any other breach of this agreement. You are
required to leave the accommodation clean, tidy and in the same condition as on your arrival. Any extra cleaning,
laundry or rubbish disposal required may be charged against the security deposit.
Any dispute regarding a deduction from the security deposit should be addressed to the Owner or their representative.
As agent, French Maison is not authorised to enter into correspondence concerning the security deposit.
Insurance
We strongly recommend that you take out a comprehensive travel insurance policy prior to travel. This should include
cancellation cover and full cover for your personal belongings, as no such cover is provided by us. The policy should
also cover you in the event of accident or illness, the cost of cancellation, and the cost of assistance including
repatriation. We also recommend accidental damage insurance for all members of your party to cover against damage
to the Property and to protect against loss in the event of a deduction from the security deposit.
Covid-19 and Health & Safety
It is your obligation to travel safely and responsibly in accordance with the latest government guidelines applicable to
your destination. You are responsible for keeping up to date with any relevant guidelines and restrictions in relation to

Special Requests
If you have any special requests (such as dietary requirements, cots or room preferences), please notify us at the time
of booking. We will pass all such requests to the Owner but cannot guarantee that they will be met, and we will have
no liability to you if they are not.
Visa, Passport and Health Requirements
Please note: From November 2025, all citizens from outside the European Union (including the United Kingdom,
United States and Australia) are required to complete an ETIAS application prior to travel to Europe. Any non-EU
citizen wishing to enter Europe for over 90 days or for purposes not permitted under the ETIAS programme will require
a Schengen visa. Further details are available at https://etias.com/.
Your specific passport, visa and immigration requirements are your responsibility. We can provide general information,
but you should confirm requirements with the relevant Embassies and/or Consulates. Neither we nor the Owner
accepts any responsibility if you are unable to travel due to non-compliance with passport, visa or immigration
requirements. Most countries require passports to be valid for at least 6 months after your return date.
Law and Jurisdiction
These Booking Terms and Conditions are governed by English law. Any disputes shall be subject to the exclusive
jurisdiction of the courts of England and Wales, unless you reside in Scotland or Northern Ireland, in which case you
may bring proceedings in your local court under Scots or Northern Irish law as applicable.
